OSTB CAPITAL
OSTB Capital is a New York-focused real estate private equity firm that embraces complexity where others avoid it. The firm's name — Outside The Box — reflects its investment philosophy: identifying overlooked properties where regulatory hurdles, operational challenges, or market misconceptions create acquisition opportunities.
OSTB specializes in mixed-use assets throughout Manhattan, with particular emphasis on buildings requiring functional repositioning, regulatory navigation, or tenant reconfiguration. The firm combines deep local market knowledge with precise capital deployment to transform underperforming properties into stabilized assets that respond authentically to their neighborhoods.
This focused approach allows OSTB to generate value in competitive markets where conventional strategies yield diminishing returns.

321 LENOX AVENUE
NEW YORK, NY
This 6-story mixed-use elevator building stands at the intersection of Lenox Avenue and West 126th Street in Harlem. The 28,425 square foot property houses 32 free market apartments, ground floor retail with a long-term F&B tenant, and three revenue-generating cell tower installations. Its position—steps from the cultural landmarks of 125th Street, including the Apollo Theater and the new Studio Museum—offers residents access to one of Manhattan's most vibrant culinary and cultural corridors.
OSTB identified this opportunity in 2022, structured the acquisition, and developed a targeted value-add strategy. Our approach focused on three key areas: enhancing common spaces, introducing tenant amenities that respond to neighborhood demographics, and reconfiguring select units to better align with evolving market demand. This precise intervention preserves the property's character while optimizing its performance in a rapidly evolving submarket.
174 W 72ND STREET
NEW YORK, NY
A five-story mixed-use building on the south side of West 72nd Street in Manhattan's Upper West Side. The 10,000-square-foot property contains ground-floor retail, second-floor commercial space occupied by Fred Astaire Dance Studio, and six large one-bedroom residential units. High End Hospitality acquired this building in December 2021, recognizing its unrealized potential.
Our team executed a comprehensive conversion from Single Room Occupancy (SRO) with Class B transient use to Class A free-market residential units. We simultaneously renovated and repositioned the vacant ground-floor retail space, securing a long-term lease with a food and beverage tenant. Through strategic renovations and regulatory navigation, we transformed a functionally outdated property into a viable mixed-use asset, more than doubling its estimated value.
